Tenuta di Peccioli is situated in the southeast of Pisa. Immersed between hills and nature, the landscape is soft and gentle, and the climate is mild, tempered by the sea breezes which protect the area from extreme temperatures and from spring frosts as well. The soil is a complex and interesting one: once upon a time, the zone was covered by the sea and the terrain is still rich in marine fossils. There is sand and clay, iron and other minerals.
Tenuta di Peccioli is composed of 3 farmhouses composed each of two apartments which can accommodate from 4 to 10 people.

The estate currently extends over approximately 865 acres with 48 acres of vineyards, 75 acres of olive groves, 370 acres of cereals, and 370 acres of woods and poplar groves.
The farm-holiday homes evolved from the long-abandoned peasants’ farmhouses. The architecture was typically rural, with stables on the ground floor and one or two external staircases leading to first floor accommodation which usually consisted of two dwellings.
Each of the original farmhouses has been made into two independent apartments, the aim being to remain as faithful as possible to the original structure of the buildings.
Every house was named after a saint who was responsible for protecting the harvest; the bas-reliefs with the saints’ names are still to be found on each façade.
The farmhouses are immersed in the fields, woods, olive groves and vineyards belonging to the estate. The home made products, can be sampled and bought directly from the farm, enabling you to take a little piece of this spectacular, ever-changing landscape home with you.

Santa Giulia and Il Monte:
Situated on a low hill which faces the olive groves and the vineyards of the estate, the farms of Santa Giulia and Il Monte are all part of one structure, but they have 2 individual entrances.
They're both positioned on the 1st floor and have got a living room with a big fire place, spacious and confortable bedrooms, all furnished with period furniture. The kitchens are well equipped, with dishwashers and there is also the possibility to use a washing machine.
Space outside is very spacious, quiet and well equipped for meals in the open air on warm evenings, with 2 mini barbecues.
In the old stable there is also a table tennis.
Everything is made perfect with the big swimming pool (in common) situated in a fantastic position where there is a splendid view which reaches out to the sea
Il Monte: 10 people
It is composed of a large living room with fire place, dining room, a fully equipped kitchen, 5 double rooms, 4 bathrooms.
Santa Giulia: 6 people
It is composed of a large living room with fire place, dining room, a fully equipped kitchen, 3 double rooms, 2 bathrooms.
San Propero and Il Camino
San Prospero: 4 people
Inhabited until the 1950's by the farm families who worked for the estate, the architecture of San Prospero is simple and linear, a typical example of the rural buildings of that period. An external staircase leads to two adjoining apartments on the second floor, both with a lovely panoramic view over the hills of the province of Pisa. Like all of the individual farms which, together, composed the typical Tuscan agricultural estate, it is surrounded by ample grounds which also include a recently renovated barn with table and chairs and a pool (in common with Il Camino) exclusively for the use of the house's guests.
It is composed of a living room, a fully equipped kitchen, 2 double rooms, 1 bathroom.
Camino: 4 people
Inhabited until the 1950's by the farm families who worked for the estate, the architecture of Camino is simple and linear, a typical example of the rural buildings of that period. Like all of the individual farms which, together, composed the typical Tuscan agricultural estate, it is surrounded by ample grounds which also include a recently renovated barn with table and chairs and a pool (in common with San Propero) exclusively for the use of the house's guests.
It is composed of a living room, a fully equipped kitchen, 2 double rooms, 1 bathroom.
Casa Guardia: 10 people
Casa Guardia, once the house of the estate's gamekeeper, is a small, two story villa which can host up to ten persons. The surrounding grounds are equipping for outside dining either during the day or during the evening, and the pool, exclusively reserved for the guests of the house and surrounded by olive groves, enjoys a splendid panoramic view over the breathtaking beauty of the Tuscan countryside.
It is composed of a living room with a fire place, a fully equipped kitchen, four double rooms and one room with two single beds. 3 bathrooms.
